The property is the most northeastern property in the Village of Athens, NY.  The Subject Property is 5.39 acres with 560 feet of river frontage.

What the Property currently contains:

A Built in 1960, the restaurant sits on the northeastern edge of Athens, right on the Hudson River. When entering Athens, a visitor drivers south to north up its main street. Almost before leaving the town, on the right-hand side you see a large, white, lit sign saying HAGAR'S HARBOR featuring THE CAPTAINS TABLE RESTAURANT. You turn right and drive down a tree-lined lane about a hundred yards towards the river. Then you make a left turn, and there's the restaurant's well-lit parking lot.

The restaurant sits in neighborhood zoned for light commercial and recreational marine activities.

The present Hagar's Harbor is a combined full-service restaurant and bar. When walking in through the front door, there is the bar with a dozen seats in the form of booths, plus a pool table and jukebox. The kitchen is out of sight off to the right. The restaurant has a nautical, river feel to its decor.

Beyond the bar is an indoor dining room of about 96 seats. And beyond that, through glass doors, is an open to air deck with an additional 100 seats around umbrellas and tables, out along the bulkhead is a 24 X 48 covered bar and dining area with 48 seats and a few small tables, overlooking floating docks and the Hudson River.
On the north side of the restaurant is a boat ramp used as access to the 40, 8ft.x 20ft. floating dock that run parallel with the shore line.

North of the ramp is a 24ft. x 24ft. Garage and Shop buildings. These building are stick framed and rest on concrete slab.

There is a picnic area north of the building that is approximately 300ft. X 150ft. bounded by the river on the east side and a right of way on the west. West of the driveway is open land used for boat storage.

Currently dock 30 boats seasonally at $35.00 to $45.00 per ft. Storage is optional at $15.00 per ft. Water and electric is available on dock. Personal water craft is and extra $200.00 ea.

The restaurant sits in neighborhood zoned for residential, light commercial and recreational marine activities. The specific location of the business on the Hudson River gives it the only non-industrial docking site with enough depth to handle any size boat or yacht from Newburg north, including cruise ships, day liners, and even Tug boats.

Location: The property is located 25 miles from two major metropolitan centers. Albany to the north and Kingston to the south. This is a perfect commute from either, or as a destination for a day trip. Also since the 9/11 attacks the tourism and second home buying by New York City residence has increased the demand of properties and therefore the price. Currently half our season dockage customers are by New York City residents.
